The contractor's operative will only carry out the work specified above unless additional work has been sanctioned by the Building Maintenance section. The operative will ask you to sign documentation, which confirms their attendance, and that to the best of your knowledge the work has been completed.
When a contractor's operative calls, if you are not at home a card will be left. If you do not return this card or telephone to make a new appointment, the repair may be cancelled.
All contractors' operatives are required to carry an identity card. Please check this card before allowing them into your home. If you have any general questions about this work please contact the Housing Department. However, if you wish to discuss access or job progress, please contact the contractor.
The Council has a legal duty to ensure the health and safety
of its employees. This duty includes the protection of employees'
health from the effects of 'passive smoking'. Employees have the
right to refuse to carry out the work should they consider their
health is at risk and this delay could impact on the timescale
for the completion of any works.
To prevent a situation like this arising, the Council would
appreciate your co-operation by asking that members of your
household refrain from smoking in the immediate vicinity of the
works while employees are carrying out work within your premises.
The Right to Repair scheme gives tenants the rights to have
certain works carried out within a prescribed time. The scheme
includes certain repairs to electrical, water, heating and waste
water systems and also to toilets, leaking roofs, handrails,
floors, door entry phones, and mechanical extractors. The times
set for the completion of these types of repair are 1, 3 or 7
days. Should the contractor fail to attend by the target date, we
will at your request, appoint a new contractor and set a new
deadline. Should the newly appointed contractor fail to respond
within this period, you may be entitled to compensation.
If your repair is covered by the scheme, the bottom left hand
corner of this letter will be marked with a 'Y'. If not, it will
be marked with an 'N'.
Repairs are excluded if they are not on the list defined in the
legislation or cost in excess of £250.
Full details of the Right to Repair scheme are available from the Housing department at the Civic Offices during normal working hours.
It is our aim to respond quickly to housing defects and to provide a high quality repair service. It would help us if you would complete and return the satisfaction slip below, in the envelope provided, as soon as the work has been carried out.
