Fareham has 5 hotels with a total of 343 bedrooms. The hotel stock here is dominated by two large 3 and 4 star hotels.
The market mix for Fareham 3/4 star hotels is 62-70% business, 30-38% leisure. Residential conferences are a secondary weekday market accounting for 5-15% of business demand. Weddings are the main weekend market. One hotel attracts good leisure break business. Other minor leisure markets are group tours, ferry and cruise passengers, events and Masonic lodge weekends.
Occupancies dipped in 2003 due to the opening of new hotels further along the M27 at Southampton, but recovered strongly in 2004. Average Annual Room Occupancy was 62% in 2003 and 64% in 2004. Occupancies and achieved room rates vary between hotels, however. Fareham 3/4 star hotels achieve very high occupancies on Tuesday and Wednesday nights (typically 95-100%). Occupancies are slightly lower (85%) on Monday and Thursday nights. Friday and Saturday occupancies are typically 50-70%, although Fareham 3/4 star hotels can fill on Saturday nights in the summer. Sunday occupancies are generally low. Fareham 3/4 star hotels regularly deny business on Tuesday and Wednesday nights, but usually only a few rooms. Weekend denials are much less common and significant.
The survey was conducted through an initial postal survey of all 3, 4 and 5 star and branded budget hotels in the county, followed by a programme of structured telephone interviews with hotels. Participation in the survey was entirely voluntary. The total sample for the survey across Hampshire was 87 hotels. The survey seeks to complement the monthly regional serviced accommodation occupancy survey undertaken by Tourism South East, and updates the Hampshire Hotel Performance Review 2001-2002 and the Hampshire Hotel Sector Shortage Study undertaken by ACK Tourism and Tourism Solutions in 2002 and 2001.
The study concludes there is potential for a budget hotel or possibly an upper-tier budget hotel in Fareham, but further notes that 3 and 4 star operators interested in Southampton and Portsmouth might also consider hotel sites in Fareham.
