Planned Maintenance
We aim to maintain our properties in good condition and ensure we comply with the Decent Homes Standard through programmes of planned maintenance. The planned works will commonly include one or more of the following:
- Kitchen and/or bathroom modernisation
- Replacement windows and doors
- Upgrading of electrics
- Boiler replacement
- Re-roofing
- Insulation works and retrofitting
We will:
- Give you an indication of when survey work will be undertaken in your home in order to prepare planned works programmes.
- Write to you giving the start date for works at your home at least two weeks before they start.
- Give choices where possible (e.g. colour of kitchen fittings, floor and wall tiling).
- Tell you how long works will take, and what effect they will have for you.
- Discuss any alternative arrangements that may be needed in advance.
- Ensure that properties most in need have works carried out first.
- Take advantage of opportunities to do major works when a property is empty so that there is minimum disruption for you where possible.
- Consult you if there is any implication on your service charge if you are a leaseholder.
- Be flexible in our approach to accommodate the needs of vulnerable people.

External Wall Cladding Replacement
- 6 Houses at Valentine Close, Fareham

Concrete Repairs and Coatings
A contract has been awarded following a successful tender process.
18 Blocks of Maisonettes will receive specialised repairs and paint coatings to the concrete balconies, walkways and staircases. The 3-year project is starting in April 2026 and consists of 6 blocks per year.
The programme starts with the six blocks located along Bishopsfield Road.
Warm Homes - Energy efficiency upgrade
Phase 2
The Council plan to upgrade 61 homes throughout the year through the Warm Homes Grant scheme. The programme is focused on electrically heated properties with and EPC rating of D and below. These works are identified to raise the dwelling to EPC C. We encourage all our residents who are contacted by LivGreen to engage and take advantage of this opportunity. The scheme is designed to make your homes more energy efficient, reduce the cost of heating your home and reduce our carbon footprint.
Cyclical Maintenance
External Decoration & Cleaning Contract
Year 5 of a 7 year programme which is undertaken & managed by Trident Maintenance Services
We will:
Inspect the external fabric of your home to identify any appropriate repairs and schedule these repairs into the programme.
Clean the external elements of your home, which includes windows, fascias boards, soffits & guttering.
Redecorate previously painted external surfaces including for associated repairs every 7 years.
The below list of roads are included on this years programme, all residents will be contacted by Trident Maintenance Services by letter to advise of a start date which will allow two weeks' notice of works commencing.

Compliance Work (Service and Maintenance)
We will:
- Maintain council owned gas heating appliances and service annually
- Visually inspect and test for leaks, tenants' own gas appliances, (e.g. cookers and gas fires bought by tenant)
- Inspect and upgrade electrical systems every 5 years, including upgrading of smoke detection
- Maintain fire alarm systems and firefighting equipment
- Annually inspect asbestos containing materials and maintain an asbestos register (common areas)
- Undertake water management inspections (legionella), where applicable.
- Maintain passenger lifts
You have a responsibility to:
- Allow us to come into your home each year for servicing gas heating appliances. We are required to do this by law and it is for your own safety. We may have to take legal action to gain access if you do not allow us to come in at a mutually acceptable time
- Be in when appointments are made or let us know in advance if your plans change, so that we can rearrange our visit.
